The most common misunderstanding we correct on surveys: thermal insulation and soundproofing are different jobs that happen to share a wall. Acoustic items appear on 22 of our real quotes — including a completed £9,950 acoustic internal-wall project in Teddington — and this guide explains what actually quietens a party wall, and what no wall treatment can do.
Thermal boards are not soundproofing
It seems intuitive: insulation stops heat, surely it stops noise too. But heat and sound move differently. Heat loss is fought with trapped air and low-conductivity materials — light, stiff foam boards excel at it. Airborne sound is a pressure wave, and light, stiff materials pass it happily; a rigid PIR board glued to a wall can even resonate like a drum skin at certain frequencies. The materials compared in our IWI boards guide are ranked for thermal work; for noise, the ranking is nearly inverted — dense, heavy, floppy materials win.
So when a neighbour’s TV is the problem, “insulate the wall” is the right instinct pointed at the wrong product. What the wall needs is an acoustic build-up designed around three principles.
Mass, isolation, absorption — the three levers
- Mass. Heavy layers resist being moved by sound pressure. This is why acoustic-grade plasterboard is denser than standard board, and why two layers beat one. Every doubling of mass buys a meaningful reduction; there is no lightweight shortcut.
- Isolation. Sound short-circuits through rigid connections. A new wall lining screwed hard to the party wall vibrates with it; a lining on an independent frame, or on resilient mounts, breaks the path. Decoupling is the difference between an acoustic system and an expensive plasterboard job.
- Absorption. The cavity between old wall and new lining will resonate if left empty — like the box of a guitar. Dense mineral wool in the void (ROCKWOOL is our standard) soaks up that cavity resonance. On its own wool does little; inside a mass-and-isolation build-up it is essential.
All three levers have to be pulled together. Mass without isolation leaks through the fixings; isolation without mass flutters; absorption without either is a wall full of wool that still passes conversation.
It also helps to understand why the wall leaks in the first place. London party walls are a single shared masonry structure: your plaster, a brick wall, their plaster. Older walls are often thinner than modern acoustic standards assume, chimney breasts stagger back and forth across the line with reduced thickness behind each flue, and floor joists are frequently built into pockets in the party wall itself — a direct structural connection between your floor and the shared wall. Sound that seems to “come through the wall” often arrives partly through those joists and along the flanking walls and floors. That is why a survey walks the whole room, not just the noisy wall: treating the party wall while ignoring a strong flanking path buys less quiet than the invoice suggests.
Party-wall build-ups we install
Independent stud (best performance)
A new metal or timber stud frame built off the floor and ceiling, standing clear of the party wall with an air gap — touching it nowhere. The void is filled with dense mineral wool, and the frame is boarded with two layers of acoustic plasterboard, joints staggered, perimeter sealed with flexible acoustic sealant. Cost in room depth: roughly 100–120mm. This is the build-up for serious, persistent airborne noise.
Resilient-mounted lining (space-saving)
Where the room cannot give up that depth, a lining fixed to the wall via resilient bars or isolating clips gives up some performance for 30–40mm less intrusion. It is a genuine acoustic system — the resilient layer is the decoupling — but physics is unsentimental: less depth and less independence means less reduction, and we say so at survey.
The details that make or break either system
Sound finds the gap. Sockets on the treated wall are moved onto the new lining or sealed in acoustic-rated boxes — a pair of back-to-back sockets in a party wall is a letterbox for sound. The perimeter junctions get flexible sealant, not filler, because rigid filler cracks and re-couples the wall. And the lining runs floor slab to ceiling, not skirting to cornice — flanking paths over and under a partial lining are the classic reason DIY acoustic walls disappoint. A real acoustic job: Teddington, TW11
One of the 35 installed jobs we publish in our 2026 London price report was an acoustic internal-wall project in Teddington (TW11), completed in June 2024 at £9,950. It is a useful anchor for expectations: a proper acoustic treatment is a multi-room or whole-wall project with framing, wool, double boarding, electrical adjustments and full making good — not a weekend board-over. Against that, our thermal IWI projects have a median of £5,550: acoustic work sits at the upper end of internal wall work because of the extra layers and the density of the materials involved.
The job also runs like a finishing project rather than a boarding one: skirtings and any coving come off and are refitted on the new line, sockets migrate onto the new lining, radiators on the treated wall are rehung, and the whole wall is skimmed and left decoration-ready. All of it was carried out by our own in-house team — we do not subcontract — under the same PAS 2030-19 and TrustMark (2259022) framework as our thermal work, with the finish quality that a wall you look at every day demands.
Honest expectations: reduction, not silence
No party-wall treatment makes a terraced house silent. A well-built independent-stud system makes a dramatic difference to airborne noise — conversation becomes murmur, television becomes largely inaudible — but bass travels through structure, and impact noise (footsteps, slammed doors, moved furniture) uses the floors and flanking walls as well as the party wall. Treating one wall treats that wall’s share of the problem.
When not to do this: if the noise that bothers you is mainly footfall from an upstairs neighbour, a party-wall lining is the wrong spend — the fix belongs in the floor above, usually in the source property. And if the noise is occasional and low-level, giving up 100mm of your room may be a worse trade than a heavy bookshelf and a conversation with the neighbour. We would rather tell you that at survey than take the job.

Will thermal insulation boards reduce noise from my neighbours?
Barely. Rigid thermal boards like PIR are lightweight and stiff — the opposite of what airborne sound control needs. Soundproofing a party wall relies on mass, decoupling from the existing wall, and absorbent material in the cavity. A thermal IWI board glued to a party wall can even make some frequencies slightly worse by adding a resonant lightweight layer.
What actually works on a noisy party wall?
An independent build-up: a new stud frame set clear of the party wall (or fixed on resilient/isolating mounts), the void filled with dense mineral wool, and the frame boarded with one or two layers of dense acoustic-grade plasterboard, with all edges and sockets sealed. Mass blocks the sound, isolation stops it short-circuiting through the structure, and the wool absorbs the cavity resonance.
How much room do you lose to acoustic wall treatment?
Typically 75–120mm off the room depth on the treated wall, depending on the build-up — an independent stud with a clear gap performs better than a directly-fixed system but takes more space. On a standard London bedroom that is noticeable but rarely decisive; we set the build-up out on the floor with you before committing.
Can you soundproof against impact noise like footsteps and door slams?
Impact noise travels through the structure — floors, joists, the wall itself — and a wall treatment only addresses the wall’s share of it. Airborne noise (voices, TV, music) responds well to a proper party-wall build-up; thumps and footfall from above need floor-side treatment in the source property to fix fully. We are honest about this split before quoting.
Does acoustic wall treatment also insulate thermally?
A party wall is not usually a heat-loss wall — your neighbour heats the other side — so thermal gain is not the goal. But the same room’s external walls can be thermally insulated in the same visit, and mineral wool in the acoustic build-up does add some thermal and fire performance as a side benefit.
