Pebbledash: Re-render or Insulate Over It?

If you’re paying for scaffold and a new finish anyway, insulating first often costs less than you think. When EWI over pebbledash makes sense, when the dash must come off, and real prices from our jobs.

Half of outer London is pebbledashed, and sooner or later every owner asks the same question: re-render it, or insulate over it? Pebbledash appears on 10 of our real quotes, and the answer usually turns on one piece of arithmetic — if you are paying for scaffold and a brand-new finish anyway, the extra cost of putting insulation between them is smaller than most people expect. This guide walks through the maths, the over-or-off decision, and the cases where you should do neither.

The classic London question

Pebbledash was the economy finish of the interwar building boom: a thrown coat of mortar and pebbles that hid cheap brickwork and shrugged off weather. A century on, much of it is tired — hairline-cracked, patched, painted over, or hollow where it has lost its grip on the wall. The houses behind it are very often solid-walled or early narrow-cavity construction (check yours with our cavity vs solid wall guide), which means they are also cold.

You can read a lot of the dash’s condition from the pavement. Map cracking and patch repairs in a different texture tell you it has been failing for a while; green staining below sills points at water tracking behind it; and paint layers matter more than people think — dash that has been painted several times can no longer breathe as designed, and any new system will be bonding to paint, not render. None of this is a verdict on its own, but it shapes which of the routes below the survey will confirm.

So the owner of a dashed 1920s–30s house faces two problems with one shared solution space: the finish looks tired, and the walls leak heat. Re-rendering fixes only the first. External wall insulation fixes both — and because the two jobs share their most expensive components, the gap between them is narrower than the headline figures suggest.

The scaffold-and-finish maths

Strip either job to its parts and the overlap is obvious:

  • Both need scaffolding. Scaffold appears on 88 of our quotes; for a two-storey house it is a four-figure cost whichever job you choose — see scaffolding and access costs.
  • Both need preparation of the existing dash — hacking off loose areas, or removing it entirely.
  • Both end with a complete new multi-coat render finish, with beads, mesh in the base coat and detailing at every opening.

The only major element unique to EWI is the insulation layer itself — boards, adhesive, fixings — plus the knock-on detailing of a thicker wall: extended sills, reveal returns and rainwater alterations. In other words, when the dash is coming off or being covered anyway, you are already paying for the scaffold and the finish; the question is only whether to put insulation between them. Paying twice — re-render now, EWI in ten years — means paying for scaffold and finish twice. That is the expensive route, and it is the one a plain re-render quietly commits you to.

Overboard the dash, or take it off?

This is decided by evidence, not preference, and per elevation.

When we insulate over the dash

Sound, well-bonded dash is actually a decent substrate: it is keyed, weathered and hard. We tap-survey each elevation for hollow areas and pull-test the mechanical fixings that would carry the system. If the dash passes, boards are adhered and mechanically fixed through it into the masonry, and the dash simply becomes a buried layer. The pebble texture has one installer-level consequence worth knowing: adhesive is applied to allow for the uneven surface, and fixing lengths are specified through dash plus wall, not just wall — a fixing schedule copied from a smooth brick job will be too short.

When the dash must come off

  • Hollow-sounding, cracked or bulging areas over a significant part of the elevation.
  • Dash on failing paint layers — the system would hang on the paint, not the wall.
  • Persistent damp in the wall behind — the cause is found and fixed first.
  • Where added thickness cannot be accommodated at boundaries, eaves or sills and every millimetre counts.

Removal adds labour and disposal cost, but it is not wasted money: the system then bonds to the structural wall, and problems are found rather than buried. What we never do is overboard bad dash to keep a quote looking competitive — the whole system is only as well fixed as the layer it hangs on.

What the numbers look like

From our own quote book: across 170 EWI projects priced, the median project is £17,300. The headline system rate is £130–£140/m², and measured against finished, installed jobs the all-in figure — scaffold, beads, reveals, sills, rainwater goods, making good — comes out at £176–£232/m². When you get a re-render price, put it beside an EWI price for the same house and look at the difference — that difference is what the insulation actually costs you, because the scaffold and finish were being bought either way.

Board choice over dash follows the same logic as any solid-wall EWI job: EPS (on 128 of our quotes) is the cost-effective default, mineral wool (on 126) where fire classification or breathability drives the specification — the full comparison is in EPS vs mineral wool for EWI. On a dashed interwar house with signs of moisture in the walls, we lean towards the more vapour-open build-ups; burying damp masonry behind a closed system is how you convert a cosmetic problem into a structural one.

The honest caveat: sometimes you should just paint it

Not every pebbledashed house should get EWI. If the dash is sound and the wall behind it is a cavity wall — common from the 1930s onwards — the thermal problem may be better solved inside the cavity, and the cosmetic problem solved with a proper masonry paint for a fraction of either render price. Sound dash on a warm-enough wall needs nothing but decoration. EWI also needs checking against planning constraints on some street-facing elevations — see EWI and planning permission.

Pebbledash and EWI FAQs

Can you fit external wall insulation straight over pebbledash?

Often, yes. If the dash is well bonded to the wall — checked by tapping for hollow areas and pull-testing fixings at survey — EWI boards can be mechanically fixed and adhered over it. Loose, hollow or friable dash has to come off first, because the whole insulation system would only ever be as well attached as the failing render behind it.

Is it cheaper to re-render pebbledash or insulate over it?

Re-rendering alone is cheaper as a one-off bill. But both jobs need scaffolding and both end with a complete new finish — the two big shared costs. Adding insulation turns a purely cosmetic spend into a thermal upgrade for the difference in cost, which is why our advice on a tired pebbledashed solid-wall house is usually to price both options before committing to a plain re-render.

How do you know if pebbledash is sound enough to insulate over?

What does EWI cost compared with just re-rendering?

A straight re-render shares the scaffold and finish cost but buys no insulation — so the honest comparison is the difference between the two totals, not the EWI figure alone.

Does insulating over pebbledash change how the house looks?

Yes — that is half the appeal. The finished job is a flat, modern thin-coat render in the colour you choose, replacing the dash entirely as the visible surface. Window sills are extended and reveals detailed, so the house reads as re-rendered, not padded. Most owners of pebbledashed houses consider the new look an upgrade in itself.
