Loft storage and loft insulation pull in opposite directions: the insulation wants to sit 270mm deep and undisturbed, and the storage wants a flat floor exactly where the insulation is. Done wrong, boarding quietly halves the performance you just paid for. Done right — raised deck, partial coverage, ventilation left alone — you keep both. This is not a niche request: loft boarding appears on 45 of our real quotes, so we price and build this combination week in, week out across London and the South-East.
Why boarding straight onto joists wrecks your insulation
In most pre-1990s houses the ceiling joists are around 100mm deep. Current guidance for mineral wool loft insulation is 270mm — so a properly insulated loft has roughly 170mm of quilt standing proud of the joists. Screw chipboard panels straight down onto the joists and that 270mm gets crushed to about 100mm.
The reason this matters is basic physics, not sales talk. Mineral wool insulates by trapping millions of pockets of still air within its fibres. Compress it and you squeeze those air pockets out — the material is still there, but the still air that was doing the insulating is gone. Squashing 270mm down to around 100mm roughly halves the thermal performance of that section of loft. And because heat rises, the loft floor is exactly where you can least afford a weak patch.
We see this on surveys constantly: a loft topped up a few years ago, then boarded by a handyman, with the quilt pancaked flat under every board and cold patches on the bedroom ceilings below in winter. The fix is cheap to get right first time and annoying to retrofit — which is why we always ask about storage plans before we quote a loft insulation job.
Raised loft legs: full depth and a flat floor
The standard solution is the raised deck. Loft legs — rigid stilts, usually heavy-duty plastic or a timber counter-batten frame — are fixed to the tops of the existing joists at set centres. They lift the new boarding roughly 175mm or more above the joists, so the full 270mm of insulation sits uncompressed in the void beneath a solid, screwed-down floor.
Practical points from the jobs we have actually built:
- Set the legs out before the top-up layer goes in. It is far quicker to fix legs to bare joist tops and then lay the cross-layer of quilt around them than to fish for joists under 170mm of wool.
- Run the top layer of insulation at right angles to the joists. The first layer fills between the joists; the second crosses over them. That breaks the thermal bridging through every joist — a detail plenty of quick boarding jobs skip.
- Do not bury electrical cables under the insulation if you can re-route them. Cables under thick insulation cannot shed heat and may need de-rating; we clip them above the insulation line or flag them for an electrician where loads are high.
- Insulate and draught-strip the hatch. An uninsulated hatch in the middle of a 270mm loft is a hole in the blanket, and it is usually the single cheapest detail to fix on the whole job.
A legged deck holds normal domestic storage without drama. What it is not is a habitable floor — if you want a usable room up there, that is a different build-up entirely, covered in our room-in-roof insulation guide.
Storage zoning: board the part you will actually use
The best-value decision on most lofts is not which boards to buy — it is how much of the loft to board at all. Walk through what actually goes up there: Christmas decorations, suitcases, a few boxes. That rarely needs more than a zone around and beside the hatch.
Zoning a quarter to a third of the loft means:
- Lower cost — boards and legs are priced by area, so a 10m² deck costs a fraction of a 40m² one.
- Full insulation performance everywhere else — the unboarded majority of the loft keeps its 270mm completely undisturbed.
- Ventilation stays healthy — air can still move freely from eaves to eaves across the open areas, which matters for the reasons below.

The condensation trap of full over-boarding
A cold loft works as a system: warm, moist air from the house leaks up through the ceiling, and cross-ventilation at the eaves carries that moisture away before it can do harm. Warm air holds more moisture than cold air — so when it reaches cold surfaces in the loft, it wants to condense.
Board the entire loft wall-to-wall and you change that system. The boards create a cold, vapour-slowing lid close above the insulation, airflow across the loft floor is restricted, and the eaves are often accidentally blocked by insulation or boards pushed tight into them. Moisture that would have ventilated away now condenses on the underside of the boarding and the roof felt. The symptoms show up over one or two winters: damp cardboard boxes, water-spotted felt, a musty smell, and in the worst cases mould on stored belongings and staining on timbers.
This is why our standard advice is:
- Board a zone, not the whole loft, wherever storage needs allow.
- Never push insulation or boarding tight into the eaves — keep the airflow path at the roof edge clear.
- Where a large boarded area is genuinely needed, treat ventilation as part of the job — condensation control appears on 54 of our quotes for good reason, and it is much cheaper to design in than to remediate.

When not to board at all
Honest caveats — there are lofts where we advise against boarding:
- Modern trussed-rafter roofs. Lightweight truss roofs (common from the 1970s on) are engineered for the roof load plus light storage at best. Loading one up with heavy boxes on a boarded deck can overstress members that were never designed for it. Light, zoned storage only — and if in doubt, ask before loading.
- Any sign of roof leaks or existing damp. Boarding over a problem hides it and traps moisture against your insulation. Fix the roof first; damp and mould remediation appears on 32 of our quotes, and it is always cheaper before the boards go down than after.
- If maximum thermal performance is the whole point. An unboarded 270mm loft is the best-performing, cheapest option. If you have no real storage need, spend the boarding money elsewhere.
- If you actually want a room. Boarding does not make a loft habitable. That is a rafter-line insulation job with building control involved — a different budget and a different build-up.

Loft boarding FAQs
Can I board my loft directly over 270mm of insulation?
Not without ruining it. Ceiling joists in most homes are 100mm or so deep, and current best practice is 270mm of mineral wool. Screw boards straight to the joists and you squash that 270mm down to roughly 100mm — and because mineral wool insulates by trapping still air, compressing it roughly halves its performance. You paid for 270mm; you are left with the performance of far less.
What are loft legs and do they actually work?
Loft legs are rigid plastic or timber stilts fixed to the top of the joists that raise a new boarded deck above the insulation, so the full 270mm stays uncompressed underneath. They work well when installed at the right spacing and with the load spread properly — the deck is for storage boxes and an occasional person, not a gym floor. We fit them as standard whenever a customer wants storage over a topped-up loft.
Do I need to board the whole loft?
Almost never. Most households store a few boxes, suitcases and decorations. A boarded zone around the hatch — often a quarter to a third of the loft — covers that at a fraction of the cost, keeps the rest of the insulation working at full depth, and avoids the condensation risk that comes with sealing the entire roof void under boards.
Why does fully boarding a loft cause condensation?
Warm indoor air carries moisture up through the ceiling into the loft. In an open cold loft that moisture ventilates away through the eaves. Board the entire loft wall-to-wall and you restrict that airflow while creating cold surfaces on the underside of the boards; the moisture condenses there and on the felt, and over time you get damp insulation, musty boxes and, in bad cases, mould and timber decay. Partial boarding with clear eaves ventilation avoids this.
