The question behind almost every wall-insulation enquiry is not really about U-values — it is "can we live here while you do it?" The answer is yes, and we can say that with some confidence: we have priced 108 internal wall insulation projects and completed 500+ installations, and the number of customers who genuinely had to move out rounds to none. This guide covers how the work is sequenced around a lived-in home, what the dust is really like, and what external insulation feels like from the kitchen table.
The short answer
External wall insulation barely touches the inside of your house at all — the disruption is scaffold and noise, not mess in your rooms. Internal wall insulation is done one room at a time, so you surrender rooms in sequence, never the whole house. Loft and floor jobs are measured in days, not weeks. You do not need to rent somewhere, and you do not need to clear the whole house — you need a plan for which room is out of action when, which is exactly what a decent installer agrees with you before anyone lifts a tool.
Room-by-room IWI: how we sequence a lived-in house
Internal wall insulation only treats external walls, so most rooms have one or two walls in scope — not four. That is what makes phasing work. A typical sequence on an occupied house:
- Start with the coldest rooms — usually the north-facing ones. They get little solar gain, run coldest all winter and grow mould first, so they deliver the biggest comfort change per pound. It is the same advice we give on our internal wall insulation service page, and it has a second benefit: you feel the difference immediately, in the room where it matters most.
- One room (or one pair of adjacent rooms) at a time. Furniture moves to the centre or out of the room, the room is sealed and worked, finished, and handed back before the next one opens up.
- Bedrooms are staged around sleeping. With two or more bedrooms we never have them all open at once; someone's bed is always available.
- Kitchens and bathrooms get special handling. These are the rooms you cannot lose for long, so they are scheduled tightly — services unclipped from the wall, boarded, refixed — and agreed in advance rather than discovered mid-job.
Phasing also spreads cost: plenty of customers do the worst two or three rooms one year and return for the rest. A single room typically prices at £1,800–£4,000 — our IWI job in East Dulwich (13m² of wall, £2,700, June 2026) is a real example of exactly that kind of phased, lived-in project.
Dust, containment and protection
IWI is a strip-and-refinish trade, so the honest version is: there is dust, and the job is to keep it in one room. What proper containment looks like on our jobs:
- The working room is sealed — taped polythene over the doorway with a zipped access panel, and openings to the rest of the house closed off.
- Floors and routes are protected — hardboard or protection film in the room, runners along the carry route to the front door.
- Cutting happens outside the room — boards are cut in the garden, a van-side station or at extraction, not freehand in your bedroom. This single habit removes most of the airborne dust.
- Old plaster comes off early and goes out fast. Hacking off is the dirtiest hour of the whole job; it is done at the start, bagged and carried out the same day, not left in a pile for the week.
- Daily clean-down. The room is vacuumed and the route cleared at the end of each day — you are living there; the site tidy is not optional.
The trade secret is that fine plaster and sanding dust — not board offcuts — is what escapes and travels. Crews that sand inside a sealed room with extraction leave a clean house; crews that dry-sand with the door open are why this question gets asked. It is also why good IWI is really a finishing trade: the skim, skirtings and sockets are where the last week of the job goes.
What EWI is like from inside the house
External wall insulation is the measure people fear most and notice least. The entire build-up — boards, mesh, basecoat, render — happens outside on scaffold. From inside, day to day, you barely notice it, with three honest exceptions:
- The scaffold. It is up for the duration, netting dims the rooms a little, and there are boards and standards outside your windows. This is the single biggest lifestyle impact of EWI — not mess, not noise: scaffold.
- Fixing days are loud. Each insulation board is mechanically anchored through to the masonry, and hammer-drilling into brick transmits through the whole structure. It is a couple of noisy days per elevation — plan calls and naps around them.
- People at your windows. Installers work at every level of the scaffold. Net curtains earn their keep for a few weeks.
Inside the rooms themselves: nothing moves, nothing is stripped, the heating stays on. You will have brief internal visits at details like window reveals and where services pass through walls, all agreed in advance. Deciding between the two measures on disruption alone? Honest caveat: when moving out does make sense
There is one scenario where we tell customers to think about decamping: a whole-house, back-to-brick renovation where IWI is happening in every room at once alongside rewiring, plumbing and new floors. At that point the house is a building site with no retreat room, no kitchen and trades stacked on each other — you can live in it, but a fortnight elsewhere is kinder and often faster for the build. Do I need to move out for internal wall insulation?
Almost never. IWI is done room by room: one room is sealed off, stripped, boarded and finished while you live in the rest of the house. You lose the use of one room at a time, not the house. The exception is a whole-house back-to-brick renovation happening all at once — that is a building site, and living in it is miserable rather than impossible.
How disruptive is external wall insulation from inside the house?
Far less than people expect. All the work happens outside on scaffold: you keep every room, your heating, your kitchen and your routine. What you notice is the scaffold itself, reduced light while netting is up, drilling vibration on fixing days, and installers passing your windows. Nobody needs to be home for most of the job.
Which rooms should be insulated first?
We start internal wall insulation with the coldest rooms — typically the north-facing ones, which get little or no solar gain and show mould first. They deliver the biggest comfort change per room, and doing the worst room first also proves the system before the rest of the house follows.
How long does IWI take per room?
A typical room takes roughly two to four working days: strip-out and preparation, boarding, then skim and finishing. Will the dust get everywhere?
Not if containment is done properly. The working room is sealed with taped sheeting and a zipped door, floors and routes to the door are protected, board cutting happens outside or at an extraction station, and the room is cleaned down before handover. Fine plaster dust is the main escapee — the difference between a professional job and a nightmare is whether the crew treats containment as part of the job or an afterthought.
