Most guides treat external and internal wall insulation as an either/or choice. On a lot of London housing it isn't — the right answer is both, on different walls of the same house. That mixed approach is called hybrid wall insulation, and it exists because of a very London problem: solid-wall homes whose front elevations can't be changed, attached to rears and flanks that can.
What hybrid wall insulation is
A hybrid scheme insulates each elevation with the system that suits it: external wall insulation (EWI) — insulating board fixed to the outside face and finished in render — on the walls where the appearance can change, and internal wall insulation (IWI) — an insulated lining built on the room side — on the walls where it can't. The goal is a continuous insulated envelope, not two disconnected part-jobs.
The classic split on a terraced or semi-detached home is EWI to the rear addition and flank wall, IWI to the front reception rooms and front bedrooms. Why London homes need it
London has the country's largest concentration of pre-1930s solid-wall housing, and a large share of it sits in conservation areas or under Article 4 directions that remove permitted development rights for external changes. In practice:
- Victorian and Edwardian terraces — the street frontage is the protected, detailed elevation; the rear addition is usually plain brick with no protection. EWI is routinely acceptable on the rear and refused on the front. See our Victorian terrace guide.
- Period homes owners simply love the look of — no planning rule at all, but nobody wants render over an original gauged-brick front. IWI keeps the façade; EWI still earns its keep on the rest.

How the split is decided
The survey settles the split elevation by elevation, on three questions:
- May it change? Planning status of each elevation — conservation area, Article 4, listed status, or freeholder consent on flats.
- Should it change? A tired pebbledash flank is an argument for EWI (the new render is a facelift); an original brick front is an argument against.
- What does the room side allow? IWI costs 50–100mm of depth along each treated wall — fine in a generous front reception, tight in a small kitchen. Rooms that can't spare the depth push their walls toward EWI.
The output is a wall-by-wall plan: which system, which thickness, and — critically — how the two meet at every corner.
The junction detail — where hybrid jobs succeed or fail
Where the EWI stops and the IWI starts, the two layers must overlap. If they merely butt up to the same corner from opposite sides of the wall, a strip of uninsulated masonry is left between them — a thermal bridge that stays cold, attracts condensation, and can show as a damp or mould line exactly where the systems changed over.
The correct detail carries one layer past the corner: the EWI is returned into the window reveal or along the front-wall edge, or the IWI is carried a metre along the flank wall, so the insulation is continuous around the junction. The same logic applies at floor voids, party-wall edges and the eaves. This is why a hybrid scheme should be designed and installed as one job by one installer — two separate contractors each stopping at "their" corner is how the cold strip happens.
What hybrid wall insulation costs
There is no hybrid premium — you pay the normal rate for each system on the walls that get it:

Does mixing the two systems cause condensation problems?
Not when the junction where the systems meet is detailed correctly. The insulation layers must overlap at the corner — the EWI returned into the reveal or the IWI carried along the flank wall — so there is no cold strip of bare masonry between them. That junction detail is the single most important part of a hybrid design and the main reason to use one certified installer for both systems rather than two separate trades.
