The bedroom above the garage is the coldest room in thousands of London semis. Why, and the fixes that work: garage ceiling insulation, integral-garage walls, and converted-garage floors.

The bedroom above the garage is the coldest room in thousands of London semis — cold enough that it becomes the office nobody uses in January, or the child's room that always needs an extra duvet. Garage-related work appears on 8 of our real quotes, and the fix is nearly always the same short list: insulate the garage ceiling, treat the wall the garage shares with the house, and — only if the garage has been converted to living space — bring its walls and floor up to the standard of a proper room.

Why the room above a garage is always the cold one

Every other bedroom in the house has warm rooms below it and, usually, one external wall. The room over an integral garage has three cold faces:

  • A cold floor. The garage below is unheated and, with an up-and-over door that seals badly, often within a degree or two of outside. The bedroom floor is effectively an external surface — but it was built as an internal one, frequently with little or nothing in the joist void.
  • Extra external wall. Garage-topped rooms commonly project from the main house, so they have two or three exposed walls instead of one.
  • A leaky floor edge. Where the bedroom floor passes over the garage's front and side walls, there is a junction that was almost never sealed. Cold air washes into the floor void from the garage and tracks under the whole room — a classic cold-bridging and air movement problem that makes the floor feel cold well beyond the garage footprint.

Heat loss is driven by temperature difference and surface area, and this one room has more of both than any other. No radiator upgrade fixes that; you have to treat the surfaces.

Garage ceiling insulation: the highest-value fix

The single most effective measure is insulating the garage ceiling — the underside of the cold bedroom floor. There are two ways in:

From below, under the existing ceiling

Where the garage has a plasterboard ceiling in reasonable condition, we can fix rigid insulation or insulated plasterboard directly beneath it and re-finish. It costs a little headroom in the garage — rarely a problem — and avoids opening the floor void.

Within the joists

Where the ceiling is coming down anyway, or was never boarded, we insulate between the joists — friction-fitted mineral wool or cut rigid board — then board underneath. Filling the joist depth and adding a continuous layer below the joists is the best build-up, because the layer below breaks the thermal bridge through every timber.

The detail that separates a good job from a token one is the perimeter. Insulation that stops shy of the floor edge leaves the cold-air wash path open, and the room stays cold at its edges. On real jobs we take the insulation tight to the walls and seal the edge so the floor void stops breathing garage air. It is fiddly, unglamorous work at arm's length between joists — and it is where most DIY attempts and cheap jobs give up.

The wall between garage and house

An integral garage usually shares a full-height wall with the hallway or kitchen — typically a single skin of blockwork, sometimes brick. That wall is an external wall in all but name: on the far side of it is an unheated space with a draughty metal door.

The neat fix is to insulate it from the garage side, where nobody minds losing 60–100mm and the finish can be simple. That keeps the disruption out of the house entirely — no redecorating the hallway, no moving radiators. Where the garage side is unavailable (packed with storage, or the wall carries the consumer unit and meters), we treat it from the room side as standard internal wall insulation. Either way, the wall insulation line should meet the garage-ceiling insulation line so the heated rooms sit inside one continuous envelope.

Converted garages: a room built to garage standards

A converted garage is different: it is now living space, so the whole box needs treating, not just the surfaces against the house. The weak points we find on surveys, in order:

  • The floor. Garage slabs were cast low, cold and uninsulated. Good conversions added rigid insulation and a new deck; poor ones tiled straight over concrete. A cold slab dominates how the room feels — see our floor insulation service for how we treat solid floors.
  • The front infill. Where the garage door was, there is now a stud-and-window panel. Some are well built; many are a single skin of block or a thin stud with minimal insulation. It is often the coldest wall in the room.
  • The walls. Single-skin or narrow-cavity garage walls were never meant to enclose a bedroom. They need a proper insulated lining internally, or external insulation where the outside face allows it.
  • The flat roof. Many attached garages carry a flat roof that was never upgraded at conversion. A warm-roof build-up at re-covering time is the right fix.

This pattern — a room added to old standards, bolted onto a warmer house — is the same problem we cover in insulating an extension, and the junctions with the original house matter just as much here.

Doors, draughts and the small stuff

If the garage stays a garage, do not ignore the cheap wins. An up-and-over metal door is essentially a ventilated panel; brush seals and a decent threshold cut the through-draught that chills the garage — and therefore the ceiling above it. Seal service penetrations between garage and house (pipework, cables through the shared wall), and make sure the door between garage and hallway is a snug, ideally insulated, fire-rated door. None of this replaces insulation, but it lowers the temperature difference the insulation has to fight.

Honest caveat: sometimes the ceiling is the whole job

If your garage is, and will stay, an unheated garage — car in it, tools on the wall — then insulating its external walls and roof is mostly wasted money. The garage is outside your heated envelope; the surfaces worth paying for are the ones between the garage and the rooms you heat. On several of the garage jobs we have quoted, the right-sized answer was exactly that: ceiling below the bedroom, shared wall, edge sealing — done. An installer who quotes to wrap the whole garage in insulation without asking how you use it is selling area, not outcomes.

The opposite caveat also applies: if you are planning to convert the garage within a few years, say so at survey — it changes what is worth doing now versus at conversion, and can save you paying for the same surface twice.

Why is the bedroom above my garage so cold?

Because it is the only room in the house with a cold space underneath it. Its floor sits over an unheated garage that is often close to outside temperature, it usually has more external wall than any other bedroom, and the floor void over the garage was rarely insulated when the house was built. Cold air also washes through gaps at the floor edge. Three cold faces instead of one is why it can feel several degrees colder than the rest of the house.

How do you insulate a garage ceiling?

Either from below — fixing insulation boards or insulated plasterboard under the existing ceiling — or within the joist depth, fitting mineral wool or rigid board between the joists before re-boarding. The critical part is continuity: the insulation must run tight to the floor edge and connect with the wall insulation line, otherwise cold air short-circuits around it at the perimeter.

Does an unheated garage need its walls insulated?

Usually not. If the garage stays a garage — car, bikes, tools, freezer — it sits outside the heated envelope, and insulating its outside walls buys you very little. The money belongs in the surfaces between the garage and the heated rooms: the ceiling below a bedroom and the wall it shares with the house.

The signs are a room that is cold underfoot (slab floor with little or no insulation), cold behind the old garage-door infill panel, and condensation or mould on the outside walls.
